New Construction Loans vs. Conventional Construction Financing

Not every construction project fits the underwriting model used by a traditional bank. Conventional lenders may require extensive financial documentation, longer approval processes, and specific borrower or project criteria. Real estate investors and builders may therefore consider alternative financing when speed and project-based underwriting are priorities.
New construction loans can be structured around the economics of the proposed development. Instead of evaluating the borrower primarily through W-2s and tax returns, asset-based construction lenders can consider factors such as LTC, project viability, construction experience, and the development plan.
This can make real estate construction loans useful for investors who are self-employed or operate through business entities. InstaLend states that its construction financing does not require income verification, W-2s, tax returns, or employment history. The program focuses on project costs and borrower construction experience.
Another major difference is the funding process. Construction financing can use milestone-based draws rather than distributing all funds upfront. InstaLend releases funds as approved construction milestones are completed, allowing investors to access capital as the project advances.
Investors should not choose between financing options based solely on speed. They should compare loan amount, LTC, interest structure, term, fees, draw procedures, prepayment provisions, and eligibility requirements.
A conventional option may work well for some borrowers and projects, while asset-based financing may be more appropriate for others. The best structure depends on the development timeline, borrower profile, construction budget, and intended exit.
Careful comparison before closing can help prevent financing terms from becoming a constraint later in the construction process.
